Profile
This is a rare chance to buy land for sale in Mertak, South Lombok: two separate freehold (SHM) plots of 75 are and 207 are, set in the Teluk Dondon and Sebowok bay area, a short distance from the water. For investors who want coastal land with clean title, in a part of the south coast that is still early in its development cycle, these two parcels deserve a close look.
Location: Mertak, between Mandalika and the quiet eastern bays
Both plots sit in the village of Mertak, in the Pujut district of Central Lombok. This stretch of coast faces the sheltered bays of Teluk Dondon and Pantai Sebowok, where the water is calm, the beaches are wide and the headlands behind them are green. It is a different setting from the surf-facing beaches around Kuta, and it appeals to buyers who want privacy, views and room to build rather than a crowded beach strip.
Mertak is close enough to the Mandalika Special Economic Zone to benefit from the infrastructure, visitor numbers and investor attention that the project has brought to South Lombok, yet the bays here remain far less developed than the main Kuta and Mandalika corridor. Dondon Beach is the nearest named landmark, and the surrounding hills give the area the elevated, sea-view terrain that commands attention in the villa and boutique resort market. Photographs of the beach, access tracks and the surrounding hills accompany this listing.
The two plots
– Plot A: 75 are (approx. 7,500 m²). The certificate records a surveyed area of 7,501 m². A manageable size for a private villa estate, a small cluster of villas or a boutique accommodation project.
– Plot B: 207 are (approx. 20,700 m²). The certificate records a surveyed area of 20,730 m². A large single parcel that gives room for a phased development, a low-density resort concept, or a land-banking position.
Each plot is a separate certificate, so they can be bought individually or together. Buying both creates a combined holding of around 28,000 m² in one micro-location, which opens options for a larger master-planned scheme that is difficult to assemble elsewhere along the coast.
Title and legal status
Both plots are held under Hak Milik (SHM), the strongest form of land title in Indonesia, registered with the Central Lombok land office. We have seen photographs of both certificates, together with the survey plans and the location maps that accompany them. Hak Milik can only be held by an Indonesian citizen, so foreign buyers cannot take it directly. Foreign investors normally structure the purchase through a PT PMA company holding a Hak Guna Bangunan (HGB) title, or through a long-term leasehold or Hak Pakai arrangement. Our guide to foreign ownership and PT PMA structures in Lombok explains each route in plain terms.
The certificates also state that Hak Milik land is registered for agricultural use, and any change of land use or transfer requires the correct permission. Any buyer planning villas, a resort or a commercial project should confirm zoning (RTRW), coastal setback rules and building permit requirements with an independent notary and a local lawyer before committing funds. Due diligence of this kind is standard practice for every land purchase in Lombok, and we encourage it.
Investment angle
South Lombok has moved from a surf and backpacker destination to a recognised investment market, driven by the Mandalika circuit, the new road network, the international airport and a growing list of hotel and resort projects. Coastal land close to that activity has historically been the first asset to reprice as infrastructure arrives, and bay-facing land in the quieter eastern pockets tends to follow the same pattern with a delay.
For a buyer, the strategies are straightforward. Land banking suits investors who want capital growth with minimal holding costs. Subdividing the larger plot into smaller villa lots suits developers who want to sell on. A hospitality build, such as villas, glamping or a small boutique resort, suits buyers who want rental income from a coastline that is attracting more visitors each year. Access and what to check on site
The listing photographs show the approach tracks, the hillside terrain and the long, sheltered beach nearby. Access is by unsealed road, so a site visit is worth planning, especially in the wet season, to confirm road condition and the practical route to each boundary. We recommend walking the boundaries with the vendor’s representative, checking them against the survey plans, and having the land office confirm the status of each certificate before any deposit is paid.
Services such as electricity and water should be confirmed for each plot, because connection distance and cost vary from one location to another along this coast. A quote from a local contractor will give you a realistic view of the infrastructure budget before you finalise your offer.

Key Findings
- Strong tourism-growth location: Mertak sits between Kuta–Mandalika and eastern bays, benefiting from Mandalika SEZ, event traffic and rising domestic visitation.
- Non‑beachfront but coastal: two SHM freehold plots total 282 are (28,200 m²) a short distance to water — good for villa development but not premium beachfront pricing or instant beachfront STR rates.
- STR economics hinge on build cost and buy‑in price: realistic underwriting (avg. nightly $90–$130; occupancy 50–65%) yields net returns in the ~5–11% band for a well‑managed 2BR villa; legal/title due diligence and exit liquidity are material constraints.
